Inspecting the common portions of your condo is a key step in the process of officially taking possession of it.
This inspection should take place following the notice of completion produced by your contractor and should be carried out by a professional building inspector. Only members of the Ordre des technologues professionnel du Québec, like ourselves, members of the Ordre des architectes du Québec, or members of the Ordre des ingénieurs du Québec who have had training in construction can carry out this inspection.
The inspection is carried out according to the most rigorous rules of practice. The inspection of the common portions of your condo involves complete visual examination of the following visible and accessible components and systems:
- Ground
- Foundation
- Roof
- Exterior cladding
- Doors, windows, and skylights
- Access to the building, stairwells, patios, balconies
- Chimneys, exhaust ducts
- Lobby
- Hallways
- Common areas
- Private storage
- Garage
After our inspection, we will submit a detailed report about the condition of the common portions of your building, including taking photos. We will also identify work to be completed or corrected, and we will include our advice and recommendations.
